DESKRIPSI PEKERJAAN Responsible to oversee and manage the leasing (long-term and temporary), negotiation of contracts, staff supervision, smooth running of the Commercial facility and the Mall, office management, tenant and public relations, and operational issues all with the goal of maximizing the asset value of the property Main Duties & Responsibilities : Assume overall responsibility for the smooth functioning, management and operation of the shopping mall covering daily administration, human resources, finance, leasing and external relationship. Prepare annual budgets, forecasts and other related financial information including the preparation of regular management report on the properties under company’s management. Monitor financial issues of the property with full P/L responsibilities. Coordinate with local and international property consultancy firms for the purpose of property sales, leasing and management of property portfolios of shopping mall. Oversee all project tendering and planning and ensure quality of suppliers and contractors. Monitor all asset management functions including leasing, marketing & promotion, property management, tenant relationship management and customer services. Formulate strategic planning on project flow, positioning, trade mix, brand mix, rental budget and leasing strategies for management’s consideration. Maintain good working relationships with relevant Government departments and internal/external stakeholders. Review all leasing contracts, monitor leasing agent in resolving rental disputes. Proactively increase the asset value of the property by minimizing vacancy rate, employing attractive marketing techniques and promotional incentives to maximize leasing revenue/tenant satisfaction. Ensure delivery of first class management and maintenance service to its tenants, and recommends improvement where necessary. Requirements: Candidate at least possess Degree in business management, real estates, property management, or related discipline. Excellent analytical, negotiation, interpersonal, leadership, presentation and communication Required language(s): English, Bahasa Indonesia both verbal and written At least 5 year(s) of relevant working experience as Shopping Center General Manager Ability to manage project,organize and prioritize Accurate,systematic and methodical Able to work independently and longer hours, including in tight deadlines Familiar with commercial market trends and have good and extensive business network with tenants and property agencies. Highly conversant with property laws and regulations as well as related practices and requirements. The successful applicant will report to the Director and will be primarily responsible for the project.

DESKRIPSI PEKERJAAN Job Purpose Lead the RTM team in roll out & executing RTM project within assigned territory, in order to implement the most effective RTM model in order to maximize the revenues and profits.
